1. Introduction
Welcome to Praia de Santos Exclusive Villa, operated by Valesa Lda. (License No. 1459/AL). By booking a stay at our villa, you agree to the following Terms & Conditions. Please read them carefully before making a reservation.

2. Booking Process

Minimum Age Requirement: Guests must be at least 18 years old to make a reservation.

Booking Confirmation: A reservation is confirmed once full payment or a deposit is received. Valesa Lda. reserves the right to cancel a booking if payment is not received on time.

Check-In and Check-Out:

Check-in time: After 16:00.

Check-out time: Before 10:00.

If you are arriving on a morning flight, especially from the USA or Canada, we recommend reserving the night before to ensure early check-in.

3. Security Deposit

A €300 security deposit is required upon check-in. This deposit is refundable after check-out, provided no damages are found during the inspection of the property.

4. Payment Methods

We accept wire transfers, credit cards, and debit cards as payment methods.

5. House Rules
-
Guest Limit: The villa accommodates up to 18 people. The distribution of guests in rooms is arranged prior to check-in, and only the agreed number of guests is allowed to stay. Additional guests are not permitted without prior authorization.

No Events: Events, parties, or gatherings are not allowed.

No Pets: Pets are not allowed on the property.

Daily Cleaning: Cleaning service is provided daily, except on Sundays and local holidays.

Linen and Towel Change: Bed sheets, bath towels, and beach towels are changed every 4 days.

6. Cancellation Policy

Full Refund: Cancellations made up to 48 hours after booking will receive a full refund, provided that the check-in date is at least 14 days away.

50% Refund: Cancellations made at least 14 days before check-in will receive a 50% refund.

No Refund: Cancellations made less than 14 days before check-in will not be refunded.

7. Liability and Damages

Guests are liable for any damage to the property, including but not limited to, damage to TV, windows, furniture, or appliances. The cost of repairs or replacements will be deducted from the security deposit, and any additional costs will be billed to the guest.

8. Property Maintenance

Pool Maintenance: Pool maintenance is carried out every Saturday or Sunday. No prior notice is required.

Breakdowns: In the event of a breakdown of any equipment, we will endeavor to resolve the issue as quickly as possible. However, repair times are not guaranteed, particularly on weekends due to the island's remote location.

Utility Services: Valesa Lda. is not responsible for the performance of external utility services such as Internet, electricity, and water supply. These services are provided by third-party companies.

9. Governing Law

These Terms & Conditions are governed by the laws of Portugal. Any disputes arising from or related to these Terms & Conditions shall be subject to the exclusive jurisdiction of the courts of Portugal.

10. Amendments

Valesa Lda. reserves the right to modify these Terms & Conditions at any time. Guests will be notified of any significant changes via email or through an update on our website.
